While the home sales have been rebounding in many markets around the country, some markets do remain sluggish, and it is up to sellers to market their homes in such a way as to speed up the selling process.
While some selling ideas are obvious, such as keeping the home clean, clutter-free and at least partially staged at all times for potential buyers coming through, other ideas may be a bit of a surprise to you. If you are a young homeowner wanting to sell your home quickly to decrease your mortgage payments, start a new job in a new location or get rid of added maintenance costs of keeping up your first home while it is on the market, check out these five updates and features that you can add to help your home sell quickly.
Carpeting is far less expensive than many other types of home flooring are, such as hardwoods and even ceramic tile. Therefore, if yours was a starter home, you may find that your home is covered in such dated materials as carpeting and linoleum. The majority of buyers today throughout all generations appreciate stylish hard floors, which are easy to clean. Consider investing in real hardwood. Though it is more expensive than its laminated cousins are, buyers will pay a premium for it because it will last for decades with proper care.
Install Stainless Steel and Granite
The kitchen remains a hugely important room to update when it comes to features that sell a home. If you do not have the time or money to do a full remodel, try changing a couple key features that are hot with almost all homebuyers these days. Stainless steel appliances remain a major selling feature. Research shows that homes with stainless steel appliances sell 15 percent faster than their counterparts do. Additionally, granite countertops remain key to selling a home as long as they are in a traditional color and style.
Upgrade the Laundry Room
If your washer and dryer are currently housed in the recesses of your dark, dingy basement, you will definitely want to rethink this setup. Many buyers are willing to pay far more for laundry areas that have their own dedicated room and that are near to the bedroom or at least on a main floor. Your ideal laundry room should have beautiful cabinets, a large sink and an area for folding clothes.
Add a Central Vacuum System
Central vacuum systems are very attractive to buyers because they are easy to maintain, simple to use and exceptionally cleanly. In fact, they can be a major selling feature for those who struggle with allergies, because the central unit exhausts dirt, debris and other allergens outdoors. If you do have carpets or rugs, the central vacuum can keep them incredibly clean, and buyers will be able to use this versatile appliance on everything from upholstery to tight corners and spaces.
Light up the Exterior
Surprisingly, 90 percent of homebuyers say that exterior lighting is an important feature for them. This update can be as budget-friendly or as costly as you want it to be. If you are under a tight budget, you may want to opt for two or three well-placed spotlights for the front of your home or for a line of lights for your walkway. If you are willing to spend more money, opt for fancier options, such as pendant lights for your porch.
You simply cannot change some things about your home. No matter how much you wish for it, your home’s location and proximity to such things as major transportation and shopping centers will stay the same.
